Real Estate on the Key…

It’s a great time to buy!   Island prices have dropped a bit, there are good opportunities. Financing still remains a problem.  When a great deal appears the cash buyer always win.

Rental properties are also more reasonable nowadays.  First, last month and security deposit monies are required as well as the condominium security deposit and the application fee.

• There is only one Co-Op Building on the Key, The Island House.
• All other buildings and townhouses are condominiums and have restrictions regarding length minimum rental periods.  Most of them is 3 months.
• Most townhouses have a 1 month minimum rental stay as also the designated units “hotel” units in Key Colony IV.
• Our “high season” typically runs from December thru March/April.

• Tennis tournament time is near Easter.  Please plan with ample time.
• Contrary to other sections in town, showing property on the Key on week ends is tricky-  owners, renters and even agents do not want to be disturbed while enjoying the island lifestyle.  Please call me 2 days in advance to arrange showings.
• Condominium Sale and Rental approvals can take 10 to 20 business days.  Few buildings do a “rush” application.
• Unfortunately, most buildings on the island are NOT PET FRIENDLY to tenants. Several condominiums are NOT PET FRIENDLY even to owners. These include: Casa del Mar, Ocean Village (Cats only), Key Biscayne 100, Towers of Key Biscayne.
• Rentals for less than 6 months must pay 13% resort tax.
• There are 700 houses that need to be connected to our newly completed sewer system.  If any of these 3 - things occur: the existing septic tank malfunctions, remodeling work or house gets sold – the sewer connection needs to be accelerated.

• Island residents enjoy the use of the Village Beach Park for free ocean/beach access.  Visit the Community Center for information on obtaining the magnetic key.
